Mr. Guglani is the founder of Real Property Captive (RPC), a group captive insurance program for middle-market commercial real estate owners with $100M to $3B in total insured value. RPC lets owners retain their own working layer losses, buy reinsurance in bulk, and hold equity in the company that insures them. The program launches with an AM Best A-rated fronting insurer for full lender compliance and has committed 12 founding members representing $5.5B in insured property ahead of its January 1, 2027, go-live.

He built RPC to solve his own problem. Since 2016, he has operated Cooper Square Acquisitions (CSA), a vertically integrated value-add firm with over 200 properties across New Jersey, specializing in distressed flex and industrial assets and scattered-site residential. A decade of buying coverage under master and schedule programs shaped his view that owners are better served underwriting themselves. He had paid millions in premiums across those years, filed no losses, and got nothing back for it. A lifelong entrepreneur, Mr. Guglani started CSA while still a college student and has bootstrapped the business, never raising outside equity.

He holds a bachelor of science in finance from the New York University Stern School of Business and a master of busines administration from the Wharton School at the University of Pennsylvania.
